    Property Preservation
Map REO secures and adequately protects vacant and abandoned properties throughout default, foreclosure, and conveyance by offering a multitude of services and abiding by FHA preservation guidelines when needed. We monitor property condition utilizing inspection results and information from our contractors, and also through our partnerships with cities across the nation. Map REO maintains contact with code enforcement offices to proactively monitor and correct violations issued or pending on properties managed by our clients. We work with contractors to ensure they are knowledgeable in the various Investor/Insurer requirements and are completing work within agreed upon timeframes and requirements, providing supporting photo documentation of all information reported and services completed, and utilizing the most cost-effective procedures to help eliminate out-of-pocket expenses for our clients.
    Securing
Lock Change
Map REO can change locks to a system utilizing one master key or as required by applicable regulations.

Lock Box Installation 
Map REo can install a lock box on the property using a designated code to allow access to a third party.

Padlock or Slide Bolt Installation 
Map REO can install a padlock, hasp, slide bolt, or other similar lock to secure the property.

Boarding 
Map REO can board or screen vacant properties in accordance with Client instructions and/or applicable Investor/Insurer guidelines.

Securing of Swimming Pool 
Map REO can secure and winterize swimming pools in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
 

    Debris Removal 
Map REO can remove all interior and/or exterior debris in accordance with Client instructions and/or applicable Investor/Insurer guidelines.

Automobile Removal 
Map REO can remove abandoned vehicles from vacant properties in accordance with Client instructions.

    Winterization 
Map REO can winterize vacant properties in accordance Client instructions and/or applicable Investor/Insurer guidelines. A winterization generally involves:

  1. draining of all plumbing and heating systems as required;
  2. using air pressure to clear the system of water;
  3. adding anti-freeze to all traps and fixtures;
  4. shutting off water supply to the property;
  5. disconnecting the water meter, removing it from the cradle and leaving it on the premises;
  6. disconnecting the feed pipe leading to the main water valve and plugging or capping it; and
  7. placing tags, labels, warning signs, and dates on all items winterized, including Safeguard's address and telephone number on all tags and labels.

Winterization Re-Check 
Map REO can inspect a winterization previously performed at a property to attempt to determine if it is still effective. Upon instruction, if Safeguard finds that the winterization is not in effect, we will winterize the property.

 

    Lawn Maintenance 
Map REO can maintain the property grounds by mowing, weeding, and trimming grass, shrubbery, trees, and flower beds, and performing other lawn maintenance. All lawn maintenance is performed in accordance with Client instructions and/or applicable Investor/Insurer guidelines. When performing lawn maintenance, Map REO will verify the property is secured.

    Snow Removal 
Map REO can remove snow to the extent required by Client instructions and/or Investor/Insurer guidelines.

    Convey Maintenance
For FHA properties, upon request, Map REO can prepare a property for conveyance pursuant to the then-current HUD Mortgagee Letter specifying the preservation and protection responsibilities of the
servicer.
